Mold Remediation After Water Damage in Morristown, NJ
Mold after a leak, flood or storm? We find where the moisture is, remove the mold and dry the area so it has no reason to return, for homes, apartments and businesses in Morristown. Call [PHONE] to talk it through.
Found Mold? What To Do and What Not To Do
Mold needs moisture, so the first job is to find and stop the water. After that, the goal is not to spread it.
Do this
- Stop the water source if you can, such as a leaking pipe, a dripping roof or a wet basement wall.
- Close the door to the room and keep people out, especially children, older people and anyone with asthma, allergies or a weak immune system.
- Take photos of what you see, including any stains and the area around them.
- Call [PHONE] and describe what you see.
Don’t do this
- Don’t brush or scrub dry mold. It sends spores into the air.
- Don’t run fans or a vacuum over it.
- Don’t paint or caulk over mold. It grows back through the paint.
- Don’t cut into a wall to “look” without a plan. You can spread it to clean rooms.
Why Mold Follows Water Damage
Mold spores are in the air everywhere. They only grow when they land on something wet that they can feed on, such as drywall paper, wood, insulation or carpet pad.
Mold can start within 24 to 48 hours in warm, damp spaces. That is why fast drying is the best protection, and why a surface that looks clean can hide a problem inside the wall.
This is also why cleaning alone doesn’t work. If the moisture stays, the mold returns. We fix the moisture problem first or alongside the cleanup, then remove the mold.
Where Mold Hides After Water Damage
| Where | Why it grows there | Signs |
|---|---|---|
| Behind drywall and baseboards | Water runs down the wall cavity and stays | Stains, bubbling paint, a musty smell |
| Under carpet and pad | The pad soaks up water and dries slowly | Damp feel, odor, dark spots |
| Attic insulation and roof deck | Roof leaks soak insulation, and attics stay warm | Ceiling stains, a musty smell upstairs |
| Basements and crawl spaces | Cool, damp air and little airflow | Damp walls, white or dark patches |
| Under sinks and behind appliances | Slow leaks run for a long time unnoticed | Soft cabinet bases, warped floors |
| Near vents and ducts | Moist air can condense and carry spores | Dark spots on ceilings near vents |
Signs of Hidden Mold
- You don’t always see mold. These signs after a leak or flood point to it.
- A musty or earthy smell that comes back after cleaning
- Stains, spots or peeling paint on walls and ceilings
- Drywall that feels soft, swollen or warped
- Damp spots, or condensation on cold walls and windows
- A room that is always more humid than the rest of the house
- Any one of these after water damage is a good reason to check with a moisture meter.
Do You Need a Mold Test?
Often not. If you can see or smell mold and know where the water came from, a visual check and moisture readings usually tell us enough to start.
A lab test can show which types of mold are present, but it can’t tell you if a space is safe. If you want testing, an independent tester has no stake in the cleanup. Some people also want a test after the work is done, to confirm the area is clear.
Mold color doesn’t tell you much either. “Black mold” gets a lot of attention, but all indoor mold growth should be removed, whatever its color.
How We Remove Mold
- The steps below keep mold from spreading while we remove it.
- Find the moisture source and the size of the problem, using a moisture meter and a thermal camera. A plumber, roofer or other tradesperson fixes the source. See our page on structural drying.
- Contain the area. We seal it with plastic sheeting and close vents, so spores stay in the work area.
- Filter the air. Air scrubbers with HEPA filters clean the air while we work.
- Remove materials that can’t be cleaned, such as moldy drywall, insulation and carpet. They are bagged before they leave the work area.
- Clean what stays. We vacuum surfaces with a HEPA vacuum, scrub or wire-brush wood framing and wipe hard surfaces.
- Dry the area completely with dehumidifiers and air movers (high-powered fans), until readings are back to normal.
- Check the result. We look and check moisture readings, and you can ask an independent tester to confirm. Then repairs can begin.

How Long Does Mold Remediation Take?
A small, contained area can often be done in a day or two. Larger jobs, mold inside walls or in an attic take several days, plus the time to dry the space afterward. Repairs come after that. We give you a clearer picture once we have seen the area and taken readings.
What Can Be Cleaned and What Has To Go
We tell you what we think can be saved before we remove anything.
| Item | What usually happens |
|---|---|
| Drywall and plaster | Cut out and replaced if moldy |
| Insulation | Removed and replaced |
| Carpet and pad | Removed and replaced |
| Wood framing and subfloor | Cleaned and dried, if solid |
| Concrete, tile and sealed surfaces | Cleaned |
| Furniture and fabrics | Depends on the material and how much mold is on it |
| Paper, books and cardboard | Often discarded |
Mold in Apartments, Condos and Businesses
Many people in Morristown live in apartments and condos, where walls, floors and ducts are shared. Mold from one leak can spread to the next unit. Tell your property manager or owner early, so the source is fixed and the area can be cleaned.
Who is responsible for a repair depends on your lease and your local rules, and we can’t give legal advice. What we can do is find the moisture, show you where the mold is and clean it. For shops and offices, see business water damage.
Mold After Storms and Floods in Morristown
Morris County’s hazard plan notes that basements here are exposed to high groundwater. After heavy rain, a basement that stays damp for several days is the usual starting point for mold. Hurricane Ida in September 2021 brought about half a foot of rain to Morristown and flooded local roads.
In winter, ice dams and frozen pipes can soak ceilings and walls, and mold shows up weeks later. See flood cleanup and flooded basement help for how we handle the water first.
What Affects the Cost of Mold Remediation
- How much mold and how far it spread. A small patch and a whole wall cavity are very different jobs.
- What it grew on. Porous materials like drywall and insulation have to be removed.
- Where it is. Attics, crawl spaces and inside walls take more time.
- The moisture source. If the water is still coming in, it has to be fixed first.
- Containment and air filtering. Bigger jobs need more of both.
- What comes after. Repairs, such as new drywall and paint. See rebuilding after drying.
Call [PHONE] and describe what you see. We can tell you what the job is likely to involve.
How To Keep Mold From Coming Back
- Dry wet items within a day or two. Don’t leave damp carpet or boxes sitting.
- Fix leaks quickly, even small ones.
- Run a dehumidifier in a damp basement, and use bathroom and kitchen exhaust fans.
- Keep gutters and downspouts clear, and check that the ground slopes away from the house.
- Check attics, crawl spaces and under sinks now and then for dampness or a musty smell.
